Welcome to your home away from home: The Cottage @ Tommaghan Rest. We are very excited for you to stay here and hope that you enjoy your time on the coast. Please feel free to let us know if you need anything or if you have any concerns. We are here to assist you in any way that we can. We have created this cottage manual to ensure that you can fully enjoy your stay while also respecting the home and neighbourhood. Following these guidelines will greatly help us as hosts by making sure the home is taken care of during your stay. Do not hesitate to contact us if you have any questions regarding the items mentioned in this document.

PROPERTY PHILOSOPHY
Part of what makes our property so special is the beautiful forest we are surrounded by and the river it fronts. Not only do they make the property a scenic, peaceful place to relax, but they provide habitat for local wildlife and an important fish breeding area. We ask that you respect the natural environment during your stay by observing the philosophy of 'leave no trace'. Please do not damage the trees, ensure there is no rubbish left lying around which could blow into the creeks or river and do not wash or pour anything into the river. This will ensure we protect our special area for other guests and our resident wildlife to enjoy for years to come.
Sustainability is really important to us. Water is sourced from rainfall and stored in tanks. It is filtered prior to delivery to the taps. Wastewater is all managed on site. We have two solar arrays to provide electricity and hot water is produced using a solar hot water system. We hope you enjoy your stay.
DIRECTIONS
From the Princes Highway turn east on to Tomakin Road, from here travel 4kms (about 3 mins) down Tomakin Road, you will pass Mogo Zoo. Our driveway is on the right, but it’s a bit hard to see from the road (it’s the next driveway after a sign for a Bobcat excavation company). If you get to Dunns Creek Road intersection, you’ve gone too far. Here is a pin.
There are black gates and a sign for “Tommaghan Rest” on the gate post (and a purple letterbox). Follow the driveway around and branch left at the “in” sign.
ROAD ACCESS
Access to the property is down a long dirt driveway. It is 2wd accessible, however please drive slowly as the road is bumpy in parts and keep an eye out for our resident wildlife as you drive :)
PARKING
Immediately after the double pedestrian gate to the cottage (marked with a sign), there are two parking spots on the left under the large tree. They are both marked as "Parking for the Cottage". Please don’t park on the grassed areas as they have rubble drains for stormwater management.
ENTRY
Follow the path down to the front door. Under a small verandah on the left hand post (when facing away from the door) you will find our lock box. The code will be emailed to you. The screen door does not lock but just requires a firm PULL. The key in the lock box will open the deadlock on the front door and the sliding doors on the front deck.
HOT WATER
Hot water is generated using a solar hot water system. In winter this can struggle a little to generate enough hot water. For this reason we have installed a booster switch which will make sure that electricity makes up any shortfall in temperature. This switch is located to the left of the TV on the wall. When you press it the red light will come on and the system will be brought up to temperature. Even on the coldest days this only takes half an hour to have enough water to enjoy a shower.
TELEVISION
Turn the TV on with the large silver remote.
Use HDMI 1 for the set top box to watch TV, use the medium sized black "Busch"remote to change channels.
If you wish to use the DVD player please use HDMI2 (use the source button of the silver remote).
There are some DVDs in the bookshelfbehind the lounge. .
BBQ
You are more than welcome to use our gas BBQ during your stay. But we ask you to kindly ensure you clean it upon your departure, otherwise, an additional charge may be levied for cleaning.
Please let us know if you finish a gas bottle during your stay so that we can replace it for the next guests.
SOFA BED
The sofa in the loungeroom easily pulls out to a queen size bed. To do this simply pull the two tabs under the seats towards you and the bed will pop up filling the gap. Linen and pillows are found stored in the chaise of the lounge. Simply lift up the chaise cushion from the end to find them. At the end of your stay please leave any used linen from the sofa bed out on the lounge so our cleaners can easily change. Thank you!
SEPTIC
The main house is on a biocycle septic system which treats all of the waste on the site. Please do not park on any of the grass areas on the right of the driveway as this is where the septic cells are.
We have a self composting toilet at the cottage. This means nothing, and absolutely nothing, but toilet paper and your business can go down the toilet. We also have to ask you to keep the lid down so the system can do its magic. Apart from the above please note you will not be able to tell its anything but a conventional toilet.
RUBBISH
Our bins are out near the main road. This means you will have to take your rubbish with you when you go out during the day and upon your departure. There is a tub on the rear deck that you can use for this task but please don't leave rubbish in here overnight as the possums may get into it.
Eurobodalla Council encourages recycling by only providing very small general waste (red) bins, please support this initiative by recycling as much as possible. We ask you to kindly not leave anything behind. If there is rubbish left at the house it may result in an extra charge. Its also important you put the right things in the right bins as the council will not take the bins otherwise. Bins are collected on a Wednesday morning so please put them out Tuesday night.
GROUNDS
Our lawns and grounds are looked after by Dave and his team. As it's a rural property it's a big job! Whilst every effort is made to schedule grounds maintenance on changeover days, sometimes it is impossible and the lawns and gardens will need to be done while guests are staying. We thank you for your understanding if this happens to fall whilst you are there.
DAMS
There are two dams on the property. The first is about halfway down the entrance driveway). It is unfenced and a hazard for unsupervised young children. It's a beautiful area to explore.
There is a also a small dam/frog pond just north of the Cottage (just beyond the mown grass). The dam is not fenced and could be hazard to small children. Make sure you supervise them at all times. But also enjoy frog spotting in the evenings!
LPG GAS
The Cottage runs on bottled LPG, which means there is a small possibility that you will need to change over the LPG Gas bottles during your stay. So if you are cooking and you notice that you are out of gas, worry not, we already have everything in place for you.
We permanently keep an extra gas bottle already connected to our system so that we keep your job to a minimum. Our big bottles are located outside the cottage below the living room. Go out the front door and turn left and follow the house around until you find them.
Just follow these simple steps and we are sure you can handle this operation without any problems.
1. Turn the empty gas bottle valve clockwise to CLOSE the valve.
2. Move the changeover valve lever to point towards the second gas bottle, which will be full.
3. OPEN the valve on the full gas bottle by turning it anti-clockwise.
4. Notify us that you have swapped the gas bottle, so that we can order a replacement one!
SMOKING
The Cottage is a non-smoking environment (including e-cigarettes. Please smoke outside (not on the front nor rear decks) and dispose of your cigarettes appropriately. We appreciate your compliance! Cigarettes or e-cigarettes(either sight or smell) noticed by our cleaning team may incur a surcharge of upto $400.
LOCKING UP
When you leave, please lock the sliding doors in the bedroom and living room, the door to the deck and then use your key to lock the front door. Please leave the key in the lock box and scramble the code.
EXTRA GUESTS AND NOISE
Parties and unreasonable noise are STRICTLY PROHIBITED. Inappropriate behaviour is not accepted, and we ask you to avoided unnecessary noise. This is a quiet area. Any complaints from the neighbours may result in immediate termination of rental, and the accommodation cost and deposit will be forfeited.
Please ensure the correct number of guests are registered at the time of booking. Additional guests staying will incur an additional accommodation cost, and if your friends were to visit you, please send us a message via your booking platform or please call us.
BROKEN ITEMS
If for any reason you break an item during your stay, please let us know. We understand that accidents happen, but for us to fix or replace something for a future guest to enjoy, we will need to know that it is broken. We appreciate your honesty.
CHECKING OUT
Please check out by 10am. Checking out by this time ensures that we have enough time to clean and get ready for our next guest. When you check out, simply leave your key set back in the lock box.
We would much appreciate if you leave the house in the same condition you have found it in. We will come and clean but please make sure you tidy up everything and leave everything as you have found it.
SUPERMARKET
Located only a few minutes away, you'll find Tomakin IGA as well as many other supermarkets and stores in Batemans Bay so that you can ensure you're well equipped for an amazing time away.
